How to find an apartment in Amsterdam quickly
Get ready to respond when the right rental appears. A practical plan for your search, your application and the checks that matter.

The quickest useful change is to get ready before the next suitable listing appears: decide where you can live, prepare a clear introduction and turn on rental alerts. Then check each property's requirements before you reply.
This guide is for people looking for a privately advertised apartment or room to rent in Amsterdam. Social housing, student housing and short-stay accommodation have their own routes and conditions. New to renting here? Start with how to find an apartment in the Netherlands for contracts, deposits and BSN registration.
1. Make a search plan you can act on
Use the free rent affordability calculator to see how much rent you can afford under a listing’s income requirement, usually a gross income of 3–4× the rent. Our income requirements guide explains how landlords count it.
Check the average rent in Amsterdam for apartments, studios and rooms, then explore ads within your budget.
Write down your maximum monthly housing cost, move-in date and the places you would actually accept. Keep your essential requirements separate from your preferences. A balcony may be a preference; space for your household is more likely to be essential.
- Budget for the whole month. Check what the advertised rent includes. Keep room for utilities, service charges and other costs that apply to the property.
- Check the journey. Test the commute from a real address at the time you would travel. A nearby town is only useful if you would be happy living there.
- Read the listing's conditions. Look for income requirements, the intended household, the start date and the type of contract before spending time on an application. Unfamiliar Dutch terms such as kale huur or excl. GWE? See our glossary of Dutch rental terms.
If Amsterdam is too restrictive for your search, consider whether places such as Diemen, Amstelveen or Haarlem work for you. Compare actual listings and your travel needs. Searching elsewhere in the Randstad? See our guides to Utrecht, Rotterdam and The Hague.
In Hesra, each saved search uses one city or town and an optional maximum monthly rent. Create a separate search for each town you would consider. Other needs, such as bedroom count or furnishing, still need your attention when you review a listing.
2. Prepare your application before you need it
Keep a short introduction ready with your household size, preferred move-in date, work or study situation and viewing availability. Use accurate details that you can support if asked.
Make a list of the documents each landlord or agent requests. Keep sensitive documents out of your first message unless there is a clear need and you have checked who will receive them.
Use our rental application document checklist to organise your evidence, check an ID request and prepare questions for the agent.
Use a simple tracker with these columns: property link, monthly rent, requirements checked, date contacted, next action and response. This is especially useful when the same home appears on more than one website.
3. Find new listings without refreshing all day
Start with established listing websites and the websites of letting agents in your search area. I amsterdam's rental housing overview points renters to Funda, Pararius and the MVA network as places to look. Our overview of the best rental websites in the Netherlands compares what each site is for and whether replying costs money.
Turn on alerts where available and set aside time to review them. Save the original listing link so you can check whether the home is still available and how the agent wants you to respond.
Hesra's rental alerts can help you spot new matching listings by email. You can apply yourself or choose a paid plan and enable automatic applications.
4. Send a clear, relevant reply
Follow the application method in the listing. If there is a form, complete it; an email may not replace it. If a message is requested, make it easy for the agent to understand who is applying and which home you mean.
Use this as a starting point and replace every bracketed item with a true detail:
Hello [agent's name],
I'm interested in the rental at [address or listing reference]. We are a household of [number] and would like to move around [date].
[One relevant sentence about your work or study situation.] I have read the requirements in the listing and can provide the requested information through your application process.
I am available for a viewing [times]. Could you let me know the next step?
Thank you, [name]
For couples, moving from abroad or following up after a viewing, use our rental application letter templates.
Do not claim you meet a requirement if you are unsure. Ask a short, specific question instead. Keep the reply focused; avoid sending the same property repeated messages through several channels.
5. Move quickly, but check the property
Before sending money or sensitive documents, check the person or agency you are dealing with. View the home yourself or arrange a viewing through someone you trust if you cannot attend. Ask whether registration at the address is possible.
Pressure to pay immediately, a price that looks implausibly low and unclear information about who is offering the property are reasons to investigate. I amsterdam's housing scam guidance, prepared with tenant support organisation !WOON, explains these checks. Contact !WOON if you need help assessing a rental situation.

Common questions
How long does it take to find an apartment in Amsterdam?
There is no reliable typical timeframe. Timing depends on availability, the property's requirements, viewings and the landlord's decision. If your move date is fixed, arrange temporary accommodation as a fallback.
Can I find an apartment before moving to the Netherlands?
You can research listings and contact agents from abroad. Ask how viewings and document checks work before committing. Arrange a trusted viewing if you cannot attend, and take extra care with requests for payment.
Are rental alerts the same as automatic applications?
No. An alert tells you about a matching listing. An automatic application service also attempts to submit an application for you. With Hesra, automatic applications are optional, require a paid plan and must be enabled for a search. See how applications work.
