How to find an apartment in Eindhoven

Choose your housing route, test the commute to your actual workplace and prepare a shortlist you can act on.

Start with the kind of home you need. A student room, a housing-association home and a privately advertised apartment have different application routes.

  • Social housing: register with Wooniezie, the regional platform for Eindhoven and Helmond. Fill in your income details before responding. Listings are allocated by registration time or lottery; read the allocation method on each advert.
  • Student housing: the municipality's student housing page points to Vestide and Hospi Housing. Check eligibility and registration steps with the provider before relying on a room.
  • Private apartments and houses: look at letting agents, landlords and property platforms. The municipality's rental guide also links to its housing construction map, where you can find developers with rental projects. Use our rental website comparison to choose where to search.

For a new-build apartment, check the expected handover date and whether the landlord accepts your intended move-in date. A project accepting registrations is a different proposition from a home available for a viewing this week.

Choose an area around your actual workplace

An “Eindhoven job” can mean quite different journeys. ASML's headquarters are in Veldhoven, while the High Tech Campus is in the south of Eindhoven. Ask your employer for your building's address before choosing a neighbourhood.

Build a shortlist around your daily destination:

  • Central Eindhoven or Strijp-S: test these if you want a city address and access to the centre. Compare the journey from the actual home with the journey from Eindhoven Centraal; they are not interchangeable.
  • Gestel or Stratum: include addresses here when comparing routes towards the south of the city. Check the final stretch to your workplace and where you can leave a bike.
  • Veldhoven: search separately if your job is there. Compare a home-to-office route with commuting across Eindhoven, including any employer shuttle you are eligible to use.
  • Best, Geldrop, Helmond or Nuenen: use these as alternatives to test, with the same arrival time and travel budget. Do not assume that a home outside Eindhoven will be cheaper or quicker to reach.

The commute finder helps you explore possible areas. Before arranging a viewing, check the complete weekday journey in 9292, including your return trip. If you work shifts, test your actual start and finish times.

Compare the full monthly cost

Use the Eindhoven rent-price page to compare median advertised rents by home type, then try the budget explorer for Eindhoven. Those figures describe observed ads; use the listing itself to establish what you will pay.

For every home on your shortlist, write down:

  1. Basic rent and the separate service-cost advance.
  2. Energy, water and internet costs that are not included.
  3. Your commuting costs, including parking if needed.
  4. The deposit and any furniture or flooring you must buy before moving in.

Compare furnished and unfurnished homes using the same assumptions. A lower basic rent can leave you with a larger initial outlay. Ask for a list of what stays in the home instead of relying on the photographs.

Check the landlord's income requirement before applying. Our income-requirement guide explains what to ask about a new employment contract, probation period or combined income. The rent-budget calculator converts a chosen income multiple into a rent ceiling.

An Eindhoven viewing checklist

Bring these questions to a viewing or send them with your follow-up:

  • Can everyone who will live here register at the address?
  • Is the home offered to your household type, including sharers if applicable?
  • What are the separate rent, service costs and deposit?
  • For a converted building: what can you hear from adjoining homes, and how is the home heated and ventilated?
  • For a new build: what is the confirmed handover date, and are flooring and window coverings included?
  • Does the bike storage, parking or evening transport work for your commute?

For a room, the municipality explains how to check whether the letting is permitted. Ask about this before committing to a shared home.

Prepare and respond

Prepare the documents in our rental application checklist and a short introduction using the application letter templates. State who is moving, when you can move and how your income meets the advert's requirements.

Create a saved search for each town you would accept. A Hesra search covers one city or town and an optional maximum rent: an Eindhoven search does not include Veldhoven or Helmond. Rental alerts email you about matching listings; read the household and income conditions before responding.

Before sharing sensitive documents or paying, verify the agent, view the property and get the proposed costs and contract in writing. Keep a copy of the advert and your correspondence.

Where to get help in Eindhoven

For questions about a contract, rent or defects, contact Huurteam Eindhoven. The municipality lists its advice as free for Eindhoven residents on its Good Landlordship reporting page.

That reporting point also handles complaints about landlord behaviour, such as intimidation or discrimination. Describe what happened, with dates and relevant messages, so the adviser can identify the appropriate next step.

Common questions

Should I live in Eindhoven or Veldhoven for an ASML job?

Start with the address of your assigned workplace. Compare actual homes in both places at your working hours, including the last part of the journey. Your office location and transport options matter more than the city name on the listing.

Can I use Wooniezie without years of registration time?

Wooniezie lists both registration-time and lottery allocation. A lottery listing is worth checking if you meet its conditions and have little registration time. Registration alone does not reserve a home.

Does a search for Eindhoven include nearby towns?

In Hesra, each town needs its own saved search. Add Veldhoven, Best or another town only after checking that you would accept the commute and costs.
