How to find an apartment in Groningen

Separate student rooms from private apartments, search through the right providers and compare homes against your campus or workplace.

Decide whether you need a room with shared facilities or a self-contained home. Then use the route that fits your situation:

  • Private apartments and studios: search letting agents and rental platforms, checking the income and household requirements on each advert. Our rental website guide helps you compare the options.
  • Social housing: use Groningen Huurt. Housing association Groninger Huis confirms the platform launched in November 2025, bringing participating Groningen corporations together. If you had an older registration, check your account before creating a second one.
  • Student rooms: ROOM's Groningen page describes housing from Lefier and SSH and points to the providers' offers. Check the registration and student conditions for the particular accommodation.
  • New international students: start with your university's accommodation instructions and SSH's University of Groningen page. Reserved short-stay rooms have a separate approval and booking process.

If you are moving for work, look for homes open to working tenants. A student listing that happens to fit your budget may still exclude you.

Coming to Groningen to study?

The University of Groningen's accommodation advice recommends beginning around April for a September start and trying to secure a room before August. Its reserved SSH supply is limited.

Read the booking dates for your intake on SSH's own page. Check the tenancy's end date, payment schedule and cancellation conditions before booking. If the stay covers only your first semester or year, put the next housing search in your calendar as well.

Keep ordinary room searches active while you explore reserved accommodation. A university admission and a room booking are separate steps.

Match the address to your campus or workplace

Do not use “the university” as a single destination. The RUG's campus guide distinguishes Zernike from its medical teaching locations near UMCG. Find the building you will attend most often before comparing homes.

Use these areas as a starting shortlist, then test actual addresses:

  • Paddepoel and Selwerd: compare routes to Zernike with routes from the centre. Include safe bicycle storage in your viewing questions if you plan to cycle daily.
  • Binnenstad and surrounding streets: check the journey to your faculty or workplace, plus evening noise at the address. Visit at the time you would normally be home.
  • Oosterpark and Korrewegwijk: include these when comparing journeys towards UMCG or the city centre. Check the particular street and home rather than relying on a neighbourhood label.
  • Helpman and nearby Haren: test these if you are considering the southern side of the city. A Groningen city search and a Haren search are separate in Hesra.

You can also compare homes in Assen or Zuidhorn. Use the commute finder to explore areas, then check the full journey in 9292. Include the connection from the station to your campus, your fare and an evening return journey. A convenient train ride into Groningen may still leave a substantial onward trip.

Set a budget for the home you actually need

Compare rooms with rooms and self-contained apartments with apartments on the Groningen rent-price page. It shows median asking rents from ads Hesra observed, together with sample sizes. Use the Groningen budget explorer to see recent ads within your chosen limit.

Ask for basic rent, service costs and utilities separately. For a shared home, find out how bills are divided and whether your payment is an advance or a fixed charge. Steunpunt Huren Groningen explains all-in prices and can help if the agreement does not separate rent from other costs.

Your comparison should also include furniture, the deposit and transport. If you are choosing between a room and a studio, list the facilities you would share and the extra monthly cost of living alone. That makes the trade-off concrete before you respond.

For private rentals with an income condition, use the income-requirement guide. Ask whether the landlord accepts a guarantor if you need one; do not assume that every student or early-career applicant can use the same arrangement.

What to check in a Groningen room or apartment

At the viewing, record these points alongside the price:

  1. Your own and shared space: which kitchen, bathroom, storage and outdoor areas are included, and how many people use them?
  2. The household: are you renting an individual room or signing one contract with other tenants? Who finds a replacement when someone leaves?
  3. The building: check ventilation, damp, heating and noise between rooms. Try the windows and inspect the bathroom.
  4. Registration and permitted use: can you register at the address, and is this number of occupants allowed? Ask about the landlord's permission for room letting if relevant.
  5. The contract: confirm the start date, any end date, separate charges and the exact room or home being offered.

Steunpunt Huren provides information about permits for room letting. If the arrangement is unclear, ask for advice before committing.

Prepare your application

Have your application documents ready and adapt a short rental application letter to each home. Explain who will live there, your move-in date and your work or study situation. Share sensitive documents through a verified channel when they are needed.

Set up rental alerts for Groningen and a separate search for any other town you would accept. Hesra matches one city or town and an optional maximum rent; it does not filter for student eligibility, guarantor acceptance or your campus.

Before paying, verify who you are dealing with, view the home or arrange a trusted viewing, and read the contract. Save the advert and correspondence so you can refer back to the agreed terms.

Help for Groningen tenants

Steunpunt Huren Groningen offers free legal advice, support and mediation to residents of the municipality with rental questions. You can ask about rent, service costs, maintenance or contract concerns. Bring the advert, agreement and relevant messages so the adviser has the facts.

Common questions

Is a student room the same as a studio?

No. Check the facilities rather than the title: a room may share a kitchen or bathroom, while you may be looking for a self-contained home. Confirm exactly what is private and what is shared before comparing prices.

Does Groningen Huurt also replace SSH's reserved student bookings?

Use Groningen Huurt for the participating corporations' social-housing offers. For university-reserved SSH accommodation, follow the university and SSH booking instructions separately.

Does a Groningen search include Haren?

No. In Hesra, a saved search uses the city or town on the listing, not the municipal boundary. Create a separate Haren search if you would live there.
